SPC and vinyl plank flooring from China: what Australian builders should check

Why builders are importing SPC and vinyl plank flooring from China
Rigid vinyl flooring has taken over the mid-market for a reason: it is fully waterproof, it clicks together fast, and it survives rentals, wet areas, and high traffic. The catch is the price. SPC and luxury vinyl plank commonly sell for $30 to $70 per square metre supply-only through Australian flooring retailers, and premium ranges push higher. The same board sourced direct from a Chinese factory is often $8 to $18 per square metre ex-factory.
On a 150sqm floor that gap is $3,000 to $8,000 before you have touched underlay or install. The problem is that vinyl plank is a layered product sold on marketing names, and the cheap board and the good board look identical in a showroom. A thin wear layer scratches through in a year, a thin core telegraphs every lump in the slab, and the wrong finish fails a slip test in a wet area. The saving only holds if you read the construction, not the brochure.
This guide covers what SPC, LVP, and hybrid actually mean, the wear layer and core numbers that decide whether the floor lasts, the compliance points that matter in Australia, what it costs landed, and the mistakes that turn a bargain into a floor you rip up.
SPC, LVP, and hybrid: what the labels mean
The category is full of overlapping names. Underneath them, the difference that matters is the core.
| Label | Core | Feel and strength | Best for |
|---|---|---|---|
| LVP (luxury vinyl plank) | Flexible vinyl, glue-down or loose lay | Soft, warm underfoot, needs a flat subfloor | Bedrooms, living, low-traffic residential |
| SPC (stone plastic composite) | Rigid limestone-and-PVC core | Hard, dimensionally stable, hides minor subfloor faults | Wet areas, kitchens, rentals, commercial |
| Hybrid | Rigid core, often with a foam or cork backing | Similar to SPC, quieter underfoot | Residential where comfort and durability both matter |
| WPC (wood plastic composite) | Rigid foamed core | Softer and warmer than SPC, thicker | Residential comfort applications |
SPC is the workhorse. The rigid stone-polymer core makes it fully waterproof, resistant to indentation, and forgiving of a subfloor that is not perfectly flat, which is why it dominates specifications for bathrooms, laundries, and high-traffic areas. LVP suits bedrooms and living areas where softness underfoot matters more than rigidity. If you are choosing between vinyl and a real timber surface, our engineered timber flooring guide covers that side.
The two numbers that decide quality: wear layer and core
Almost everything about how long a vinyl floor lasts comes down to two figures. Get these in the purchase order and confirm them at inspection.
Wear layer. This is the clear top layer that takes the scratches, measured in mil (one mil is one thousandth of an inch, roughly 0.025mm). It is not the printed decor and it is not the total thickness. Cheap board hides a thin wear layer under a thick core.
| Wear layer | Approx. thickness | Suited to |
|---|---|---|
| 12 mil | ~0.3mm | Light residential, bedrooms |
| 20 mil | ~0.5mm | General residential, busy homes |
| 22 mil | ~0.55mm | Heavy residential, light commercial |
| 28 mil and up | ~0.7mm+ | Commercial and retail |
For a family home, 20 mil is the sensible floor and 12 mil is a rental-grade compromise. A commercial fit-out wants 22 mil or more.
Core thickness. SPC boards run from about 3.5mm to 7mm. Thicker cores sit flatter, click together more solidly, and hide minor subfloor imperfections better. Around 5mm to 6mm is the common residential sweet spot. Confirm whether a pre-attached underlay (IXPE or EVA foam, or cork) is included, because it changes acoustic performance and whether you need a separate underlay layer.
Other spec lines worth pinning down: the locking system (a reputable click profile such as a Unilin or Valinge licensed system tends to assemble tighter), the surface embossing and finish, and the plank format, since wider and longer planks look better but demand a flatter subfloor.
Compliance: formaldehyde, phthalates, slip, and fire
Vinyl flooring is PVC-based, so it is naturally low in formaldehyde compared with timber-cored products, but there are still Australian compliance points that separate a clean import from a problem one. Treat the standards below as the names to check and confirm the current threshold with your supplier or building surveyor, because the referenced standards and limits get updated.
- Formaldehyde and VOCs. Rigid vinyl is low-emission by nature, but ask for a current low-VOC or emissions test certificate that names the product, particularly for schools, childcare, and health projects that specify indoor air quality limits.
- Phthalates. Older and cheaper vinyl used phthalate plasticisers. Reputable factories now offer phthalate-free formulations. Specify phthalate-free if the project calls for it and ask for the supporting statement.
- Slip resistance. Wet areas and entries need a floor that passes a slip test. Australian slip ratings use the R scale (AS 4586), with R10 to R11 typical for internal wet areas. Ask for the slip test result for the specific finish, because embossing and gloss level change it.
- Fire. Commercial and multi-residential projects often specify a critical radiant flux result (AS ISO 9239.1). If your job needs a fire rating on the floor covering, demand the test report before you order.
The pattern across all four: get a certificate that names the product, not a generic mill statement, and match it to what your specification actually requires.
What SPC and vinyl plank cost landed from China
For 150sqm of 5.5mm SPC with a 20 mil wear layer and pre-attached underlay, ordering about 8% over for waste (162sqm):
| Item | Range (AUD) |
|---|---|
| Factory price (162sqm at $9 to $17/sqm) | $1,460–$2,750 |
| Trims, stair nosings, and transitions | $300–$700 |
| Sea freight (shared container) | $600–$1,200 |
| Customs duty (typically nil under ChAFTA) | $0–$140 |
| GST (10% of value + duty + freight) | $250–$470 |
| Clearance and delivery | $500–$800 |
| Total landed | roughly $3,100–$6,100 |
Equivalent SPC through an Australian retailer commonly runs $30 to $70 per square metre supply-only, or about $4,900 to $11,300 for the same 162sqm. Installation is extra either way. For how the duty and GST lines are worked out, see our duty and GST guide, and for the freight side our container shipping cost guide.
SPC is dense and heavy, so it is a weight-limited load rather than a volume-limited one. A container fills on tonnage before it fills on space, which is worth knowing when you consolidate flooring with lighter categories.
Common mistakes when importing SPC and vinyl flooring
Buying on total thickness. A 6mm board can carry a 12 mil wear layer. The wear layer, measured in mil, decides scratch life. Total thickness mostly affects feel and how well the floor hides subfloor faults.
Ignoring the wear layer for wet or high-traffic areas. A bedroom-grade 12 mil board in a busy hallway or a rental wears through fast. Match the wear layer to the traffic.
Skipping the slip certificate in wet areas. A finish that looks fine can fail an R rating. Get the AS 4586 slip result for the exact finish before you commit.
Not preparing the subfloor. SPC is forgiving, not magic. Big humps and hollows still telegraph through and can break the locking joints. Grind and fill the slab to the manufacturer's flatness tolerance.
Forgetting acclimatisation and expansion gaps. Rigid vinyl still moves with temperature, especially in rooms with big glass and direct sun. Acclimatise the boxes on site and leave the perimeter expansion gap the maker specifies, or the floor can peak and lift.
Underordering. Cutting waste and future repairs mean ordering 7 to 10% over, kept from one batch so a later board matches.
Frequently asked questions
Is SPC flooring from China good quality? It ranges from excellent to poor depending on the wear layer, core, and locking system. Specify a 20 mil or thicker wear layer, a 5mm or thicker core, and a licensed click profile, and demand certificates that name the product rather than trusting a showroom sample.
What is the difference between SPC and LVP? SPC has a rigid stone-polymer core that is fully waterproof and hard, suited to wet areas and high traffic. LVP has a flexible vinyl core that is softer underfoot and better suited to bedrooms and living areas over a flat subfloor.
What wear layer do I need? For a family home, 20 mil is a sound default and 12 mil is a rental-grade compromise. Commercial and retail floors want 22 mil or more.
Do I pay import duty on vinyl flooring from China? The general rate is up to 5%, but flooring of genuine Chinese origin is typically duty-free under ChAFTA with a valid Certificate of Origin. GST of 10% still applies. Confirm the classification with a customs broker.
Threadline sources SPC and vinyl plank from factories that can produce genuine wear-layer, slip, and emissions documentation, and consolidates it with the rest of a build into one landed price.
